What steps are needed to sell my car?

I am selling my car. I live in Arizona, Can someone walk me through the process? The individual who wants to purchase it says she needs me to sign the Title to her and everyone else says make an agreement form and she and I have it notorized then when the person pays off the debt then give her the notarized signed over title, I am so confused can someone help me???
