I live in California and have lived with a friend for 3 years as his tenant. We aren't getting along lately...?

and he may tell me to leave. I know he has to give me 60 days as I have lived here over a year but the problem is we never had a written rental agreement. Am I still afforded the same tenant's rights without an agreement? Thanks?
